Building Surveyor, Diagnostics

Location: London - (Hybrid)

Rate: £300 - 325 Per Day

Contract: 6 Months

Spencer Clarke Group are supporting a public sector housing provider in London is seeking an experienced Building Surveyor (Diagnostics) to join a fast-paced Legal and Surveying function. The role focuses on resident-facing inspections, defect diagnosis, and instructing remedial works across a varied housing stock.

You will take ownership of inspections and reporting, with a strong focus on damp, mould and condensation cases, alongside wider building defect and insurance-related surveys.

Responsibilities include:

  • Inspecting occupied homes, diagnosing defects and identifying root causes
  • Raising works orders using NHF Schedule of Rates and/or producing specifications
  • Producing clear technical reports, including damp/mould reports and panel-ready documentation
  • Overseeing works on site, quality assurance checks, and managing variations where required
  • Supporting responses for complaints and enquiries (including Ombudsman/MP correspondence where needed)
  • Managing specific cases such as subsidence/structural issues, insurance events (fire/flood/collision), alterations requests, and mutual exchange condition assessments

About you:

  • Strong background in housing repairs/building surveying within a local authority or social housing context
  • Confident diagnosing damp, mould and condensation and specifying practical remedies
  • Comfortable with resident-facing inspections and writing professional technical reports
  • Knowledge of relevant legislation, building regs, and H&S requirements (CDM awareness beneficial)
